The signing of the lease is conditional upon the landlord's full satisfaction with the following documents:

* Confirmation of employment or source of income: A letter of employment (including salary, position, start date and employment status) and the most recent pay stub.
* Credit Check: Tenant must provide a complete credit report dated within 30 days.
* Criminal & TAL Record Check
* References from current/previous landlord.
* Tenant must provide proof of name change to his/her name for Hydro-Quebec & Energir accounts within 48 hours of lease signing.
* The tenant must provide proof of liability insurance in the amount of $2M within 48 hours of signing the lease, must keep the insurance throughout the lease and must submit a copy of the renewal annually.
* The tenant must pay the first month's rent when signing the lease.

* Subletting, short-term rental, cessions or roomates are prohibited throughout the lease term. The landlord must approve any person living in the premises.
* The tenant agrees to return the premises in the same condition as at the time of rental.
